The Land Bankers Raises Rs 8 Crore Seed Funding To Simplify Land Ownership Verification

Amarendra Sahu, co-founder of home rental platform NestAway, has raised Rs 8 crore in seed funding for his proptech venture The Land Bankers (TLB). The round was led by Zerodha backed Rainmatter and saw participation from prominent angel investors including CRED founder Kunal Shah, Tracxn co-founder Abhishek Goyal, Ashish Gupta, and K2 Capital.

According to regulatory filings accessed by Entrackr, the company’s board approved the issuance of 1,597 compulsorily convertible preference shares (CCPS) at an issue price of Rs 49,764 per share in October 2025 to raise the fresh capital.

Rainmatter emerged as the lead investor with a contribution of Rs 6 crore, while Ashish Gupta invested Rs 1 crore. K2 Capital contributed Rs 50 lakh, and Kunal Shah participated through QED Innovation Labs. Tracxn co-founder Abhishek Goyal also joined the round.

Valuation Reaches Rs 67 Crore

Following the seed funding round, The Land Bankers has been valued at approximately Rs 67 crore, according to Entrackr estimates.

The startup plans to deploy the fresh capital toward working capital requirements, capital expenditure, technology development, and expansion of its business operations as it scales its land-tech platform across India.

Founded by Amarendra Sahu, The Land Bankers is building a proptech platform focused on solving one of India’s most complex real estate challenges land ownership verification and title due diligence.

The startup leverages artificial intelligence to simplify land title verification, ownership checks, dispute resolution, and legal due diligence processes. Its platform aggregates land records, title verification reports, legal documentation, dispute checks, property monitoring services, and legal assistance into a single digital interface.

By digitising and streamlining these processes, the company aims to improve transparency, reduce fraud, and make land transactions more efficient for buyers, sellers, investors, and developers.

Shareholding Structure After Funding

Following the allotment, Rainmatter owns a 9.03% stake in the company. Founder Amarendra Sahu remains the largest shareholder with a 65.48% stake.

The company’s ESOP pool accounts for 13.20% ownership, while Ananda Chandra Sahu holds 7.48%. Other shareholders include K2 Capital, Ashish Gupta, Jogamaya Mishra, QED Innovation Labs LLP, and Abhishek Goyal.

A New Chapter For NestAway Co-Founder

The funding marks a fresh entrepreneurial chapter for Amarendra Sahu after his departure from NestAway. His exit from the home-rental startup was accompanied by a legal dispute involving investors and co-founders, drawing significant attention within India’s startup ecosystem.

With The Land Bankers, Sahu is now focusing on the proptech sector, targeting India’s fragmented land ownership and verification ecosystem. The backing from investors such as Rainmatter and Kunal Shah signals growing confidence in technology-driven solutions addressing real estate transparency and land governance challenges.
